System 01 + 02 - Prefabricated Cabins

  • Pricing varies depending on the System and the number of modules selected. Prices, as shown, are based on the system shell, including all structural, wall, floor, roof, window and cladding elements - flat-packed as a kit-of-parts assembly system. Shipping, site preparation, septic, assembly costs, interior finishes, and system customizations are not included.

    Payment Schedule:
    System 01 + System 02 - $10,000 CAD Retainer upon signing BHC Agreement, 20% Deposit upon Signing BHC Order Form, 30% Fabrication Payment, 40% Pre-Shipping Payment + Customizations, and 10% Final Product Payment. The last invoice from BHC will be for Transportation.

    During the consultation process, BHC works with each client to understand and develop the project scope, budget, and schedule. We can assist with any questions along the way.

  • Systems 01, 02 are both seen as standard builds or custom home projects by planning departments. We will assist you with the appropriate professional services working in collaboration with our clients and their team to provide the BHC Documentation drawings and assembly guide as per the BHC Process.

  • The intention of creating efficiency and simplicity through a modular, prefabricated product is core to the BHC vision. Each system has been developed with thoughtful consideration to aesthetics and economics and designed to reflect the best uses of energy, space, and light. 

    If personalized customizations are desired, they can be discussed during the customization phase of the BHC Process. Prices and timelines as shown, do not reflect customization.

  • No, they are not included. Each BHC system is comprised of the shell - the walls, windows, and exterior finishes. Interior layouts, finishes, and fixtures are not included, leaving you free to customize the interior to your personal aesthetic. BHC does not currently provide a kit-of-parts for interior design.

    You or a qualified design professional will need to be engaged to complete the design and specifications of your interior space.

  • Our systems are sold as products, designed to be built on-site by our clients or their building team of choice. The BHC team can offer additional consulting services to support your general contractor or local builder if needed, which can be discussed during the development process.

  • All BHC systems currently take three to four months to fabricate.

    • System 01 and 02 - fabrication time starts when payment 2/4 Fabrication payment is received (please refer to BHC Process page).

  • We recommends that a client start the process with BHC 9 to 12 months prior to assembly. That timeline depends on the site's complexities, customers customizations and permitting process

    One key consideration in the process is Building Permit application and approval. The timeline for processing permit applications varies by jurisdiction, and can typically take anywhere from 4 weeks to 4 months. Before the kit arriving on-site, all site preparation and infrastructure work should be complete.

  • Yes, you can! However, this really depends on your AHJ restrictions.

    System 01 can often be assembled with little to no mechanical assistance, depending on the site's requirements. A great team of builders can assemble the shell system within a week.

    System 02 shell system is designed to be built with professional support due to the complexity in the extended deck and full glazing elements. A team of great builders can assemble the shell system in two to four weeks.

    Actual installation time may vary due to your specific team, project, site, weather, and other considerations.

  • Yes, you can! Adding additional modules is less complicated than undertaking a traditional addition, though it is still a renovation project. Our team can help you understand the options if you’re planning ahead for future growth.

  • Currently, we ship anywhere within Canada and the United States. build sites must be accessible by truck, barge, or helicopter.

    For inquiries regarding other locations, please contact us with the location of the site, system and configuration (refer to our catalogues), and project budget (exclusive of land cost).

  • Shipping is not included in the sales price - each project and destination will have specific considerations. Our team can budget during the BHC Process. 

    One should budget anywhere from $4,000 CAD to $20,000 CAD / truck based on four variables:

    1. Size of Load - System type ( S / 00 / 01 / 02) and configuration type.

    2. Distance - It is from Courtenay, British Columbia.

    3. International Borders - Kits headed across the border to the United States typically require $500 to $1,000 CAD in logistical fees.

    4. Site Access - Is the project site accessible by truck? Will the kit need to be staged and transported over water (by boat/barge/helicopter)?

  • You can place a BHC structure virtually anywhere! Whether you are an individual, general contractor, or developer you must first have access to property. During the feasibility phase, the BHC team can support you in reviewing your design, zoning, and building code requirements to ensure compliance. BHC does not supply the land for your project.

  • Yes, each system can accommodate services. Typically, our clients connect electrical, water and sewer. You can use virtually any electrical and heating system you prefer. On-grid sites can be serviced by the local electrical company and municipal sewer and water services. Off-grid sites can utilize a variety of solar, well, and septic systems. 

  • Electrical wiring and plumbing should be planned with your builder or interior design team. All BHC Systems are design to have interior furring wall space to easily run electrical and plumbing systems.  Certain aspects of the shell have been designed to accommodate penetration points for these systems to come in and out of your BHC shell structure.

  • Systems 01 and 02 are insulated. BHC uses Rockwool batt insulation, a safe mildew resistant, fire retardant and 100% recyclable product which can be installed without the need for additional protection. Standard R values are R24 In the walls and R38 in the floor and ceiling. Additional Rvalue can be added to the system during the customization phase of your project.

  • We are very conscious of the impact that building can have on our natural environment. We consider ourselves stewards of the planet, and we thoughtfully consider each element of our brand and product to ensure a light footprint.  

    Our core considerations: 

    • We seek products that can be RECYCLED at the end of their life. Our target is a shell System that is 100% recyclable.

    • We work with LOCALLY-SOURCED products, makers, and manufacturing partners. 

    • We select products that are SUSTAINABLY PRODUCED.

    • We have adopted a ZERO WASTE philosophy in our production and construction practices. 

    • We utilize ENERGY EFFICIENT materials that consider the health of people and the planet.

  • Foundations are site-specific, so you can build on whatever foundation system suits your project best. Typically a Foundation Engineer will review your site’s Geotechnical Report and incorporate point loads of the BHC System to design a foundation that suits your requirements. The BHC System is compatible with a variety of foundation systems, including (from least expensive to most expensive):

    • Piles / Piers 

    • Perimeter/Strip Crawl Space

    • Habitable Basement

    Our team can help you better understand which foundations may be best suited to your site and selected system.

  • Due to the area we cover, BHC recommends to its clients that they find a local financial service company to assist them with their financing needs.

    When reviewing your financing options, construction loan structures with your service company, we recommend that you share with them the BHC Process document to share our payment structure.

    When discussing the BHC structure with financial service companies, you should refer to the BHC structure as a standard home or custom home.

  • Each BHC System is covered by a limited warranty against manufacturing defects on the wood structure and design. Doors, windows, skylights, fasteners, and roofing materials are covered under individual manufacturer warranties. If you are using a General Contractor for your project, they will provide you with a standard construction warranty, which varies based upon regional requirements.

  • For clients with clear project parameters that they can share with BHC, such as investor deck, project development/financial plan, architectural brief, secured property, and aligned design esthetic objectives, we can arrange for a discussion with the BHC cofounder.

  • Snow load calculations can be affected by additional factors that could impact the numbers below. These would include AHJ and regional environmental factors. BHC has standard and heavy snow load systems for both System 01 and 02.

    Standard System 01 - Maximum 50 psf
    Heavy Snowload System 01 - Maximum 85 psf
    Standard System 02 - Maximum 95 psf
    Heavy Snowload System 02 - Maximum 430 psf

    Heavy Snow Load Systems investment is approximately 10-15% more than a standard System, is managed as a customization, and follows the BHC Process.

System 00 - Prefabricated A-Frame

    System 00 is a fixed kit of parts system. Shipping, site preparation, assembly costs, interior finishes, and system customizations are not included.

    Payment Schedule:
    System 00 - $2500 CAD Fabrication Reservation (non-refundable), 75% upon signing order form payable by October 31st and 25% upon shipping for Spring deliveries.

    BHC can assist with any questions along the way.

  • Yes, you can! BHC will provide you with an assembly guide as part of our package. As an additional professional service, we can support you with documentation drawings and assembly guide.

  • System 00 is a fixed kit-of-parts offering. There are no customization options.

    It is your kit; you can do with as you please as soon as it arrives on your property.

  • Each BHC system is comprised of the shell - the walls, windows, and exterior finishes. Interior layouts, finishes, and fixtures are not included, leaving you free to customize the interior to your personal aesthetic.

    BHC does not currently provide a kit-of-parts for interior design. 

  • Our systems are sold as products, designed to be built on-site by our clients or their building team of choice.

  • Yes you can! 

    System 00 is designed for self-assembly. With a small team of 4-5 capable people this project can be built from start to finish in under a week. 

    Actual installation time may vary due to your specific team, project, site, weather, and other considerations.

  • System 00 - 10’ W x 10’ L x 15.4’ H - Fixed dimension

  • System 00 is a fixed system but a client can modify the kit as they see fit onsite. There are no customizations available for the System 00.

  • Foundations are site-specific, so you can build on whatever foundation system suits your project best.   • Sauna arrives on your site completely assembled, including the exterior and finished interior, including:

    • Exterior Cladding: Durable rib steel, gasketed through fasteners, custom fabricated flashing

    • Frame System: 2x4 studs and plates, 2x6 joist and rafter system

    • Insulation: Roxul Rockwool - Wall R14 and Roof/Floor R22

    • Building wrap and reflective foil vapour barrier

    • Door: Clear cedar frame and jamb

    • Double glazed window: Glazing and double, tempered, high heat tolerant fibreglass frame

    • Clear Cedar Interior finishes Bench, walls, ceiling and floor.

  • The sauna is a wet sauna. However if you don’t splash the rocks its the same as dry sauna.

  • Yes, all of our sauna heaters undergo thorough testing and certification. They undergo field evaluations and display recognized approval marks, which we proudly maintain through QPS certification.

  • There are no customizations available for the System S.

  • Barrel saunas experience a number of limitations due to their size and curved walls. The curved shape of a barrel sauna can negatively affect air circulation and ventilation, whereas rectangular saunas offer better airflow and ventilation due to their straight walls that allow for more efficient placement of vents and heat distribution. Our design facilitates smoother air circulation, contributing to a more comfortable sauna experience. A barrel sauna’s wood exterior can also expand and contract due to changes in temperature and humidity, especially over time, causing gaps between the staves which can then cause leaks in rainy conditions. In comparison, the System S is built with a tight, insulated building envelope and durable steel roof and exterior, safeguarding against the elements and preventing any potential leaks, ensuring years of enjoyment and maintaining BHC’s values.

  • At this time due to building codes in the US and Canada we only provide the electric based Tylo Sense Pure 8 Heater.

    • Indirect LED lighting under the bench, no exterior lighting - 30,000 hour LED rating

    • Tylo Combi heater with the Pure Control

    • 60 amp 120/240v #6 copper electrical connection to the sauna made by a licensed electrician

    • Clear delivery access to the site, with 14’ of overhead clearance for a flatbed trailer

    • Foundation System

      • Four customer-supplied patio pavers for temporary install

      • Four formed footings for the permanent location

    • Shipping is not included in the sales price. Our team will gladly coordinate pricing after an order contract is in place. The BHC Client Manager can provide you an approximate budget during the Consultation Phase of the BHC process. 

    • The client is responsible for offloading System S from the truck

    • Due to BHC’s experience with unloading numerous trucks across Canada and the USA, BHC has the following statements:

      • BHC is only responsible for coordinating transportation services.

      • BHC and it’s transportation partners are not responsible for any damages which may occur by clients in unloading the packages.

      • BHC strongly recommends the use of a crane to unload the packages.

  • No provision is made herein for, checking, twisting, or warping of the wood which would be considered a natural characteristic. No provision is made herein for the decay or deterioration of any component. BHC warrants that all factory workmanship in the various components, assemblies, and other materials supplied has been completed in a good and workmanlike manner in keeping with accepted standards of manufacture and that any faulty workmanship will be corrected without charge upon delivery. This does not include labour, installation, or shipping costs. The Purchaser must make any warranty claim against the material/component manufacturer for any defective material and/or component supplied by BHC, but not manufactured by BHC. Tylo sauna heaters are warranted for 5 years from date of purchase by the Canadian distributor. No warranty covers, and BHC shall have no liability for, any costs or expense of any labour, materials refinishing, or painting associated with the installation, removal, or replacement of the defective product or component part, or for any costs, expenses or damage due to accident, fire, act of God, or other cause beyond the control of BHC, the buildings contractor, or their agents. Repair, replacement, or refund, as provided under any BHC warranty, is the exclusive remedy of the Purchaser and the choice is at the discretion of BHC. To the extent permitted by law, BHC shall have no liability for any consequential or incidental damages caused by defective materials, and have no further liability except as expressly stated herein
